Pittsfield Charter Township
Organized in 1834 as Pitt and renamed in 1839, Pittsfield became a charter township in 1972. Its north end is in Ann Arbor Public Schools and its south end in Saline Area Schools. About 38% of households rent. In Michigan, landlords must keep rentals fit for the use intended and in reasonable repair (MCL 554.139). Mold isn't named in the law, but the leaks behind it usually are the landlord's to fix. This is general information, not legal advice.
Don't confuse the township with Pittsfield Village, the Ann Arbor city neighborhood hit hardest on June 25–26, 2021. That storm dropped about 4.8 inches in the city's project area, roughly a 100-year storm, and the city found that connected footing drains sent a large amount of water into the sanitary sewer, causing basement backups.
Scio Township
Established in 1832, Scio includes Delhi Mills and Scio, and the Huron River runs through it past the Dexter–Huron and Delhi Metroparks. About 82% of households own their home, and one in ten homes is a mobile home. For manufactured homes, moisture problems often start underneath: check skirting, the vapor barrier and any plumbing leaks below the floor.
Newer homes, finished basements
A 1990s house isn't immune. A failed sump, a backup through the floor drain or a slow supply-line leak can soak carpet pad and drywall in a finished basement. The City of Ann Arbor's own advice is sound here too: extend downspouts, slope soil away, and consider a check valve on the sewer lead.

Before you sign
- Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.
- EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing.
- You generally have 3 business days to cancel a contract signed at your home (MCL 445.111–.113). Don't sign an emergency waiver of that right under pressure.
- Many Michigan homeowners policies cover mold only after a covered water loss, often with a cap; sewer backup and sump failure usually need an endorsement.
Health: EPA and CDC say mold can cause allergic and irritant reactions; people with asthma, allergies or weakened immune systems may be more sensitive. See a doctor for symptoms.
Pittsfield and Scio mold questions
Is Pittsfield Township the same as Pittsfield Village?
No. Pittsfield Village is a neighborhood inside the City of Ann Arbor, and it was the area the city found most affected by the June 25–26, 2021 storm. Pittsfield Charter Township is a separate local government south of the city. The township's own storm figures weren't part of that city report.
Our finished basement in Scio Township got wet. How fast do we need to act?
Quickly. EPA advises drying water-damaged materials within 24 to 48 hours to help prevent mold. Pull up wet carpet and pad, run fans and a dehumidifier, take photos for insurance, and find the source. If drywall stayed wet longer, ask a company to check behind it.
Do I need a township permit for mold removal?
Mold cleanup itself usually isn't permitted work, but rebuilding drywall, insulation or framing often is. Pittsfield and Scio each issue their own permits. Your contractor should confirm with the township and pull any permit, and should hold a LARA license for rebuild work of $600 or more.
