Older homes near downtown
Older foundations, past additions and decades of roof and plumbing repairs can give water more ways in. Look at basement wall bases, attic sheathing and the ceiling under upstairs bathrooms.

The median home was built in 1997, the newest of any town we cover, yet 16.8% of homes predate 1940 (American Community Survey 2020–2024). That mix fits a place that was a village from 1830 and only became a city after a charter vote on November 4, 2014, which took in part of Scio Township.
About 77% of households own their home, and the city counted 4,500 residents in the 2020 Census (4,461 in the Census Bureau's 2025 estimate).

Newer homes usually have tighter construction and finished basements. Mold there often traces to one source: a sump that failed, a wet carpet pad, or a bath fan venting into the attic.

An EF3 tornado hit Dexter and affected more than 250 homes, with about $12 million in losses. It was described as "the most destructive tornado to impact Washtenaw County in decades."
Storm damage is mainly a roof and window question: water that gets in through a damaged roof can wet insulation and sheathing long before anyone sees a stain. In winter, warm, damp household air reaching a cold roof deck can also condense, and Ann Arbor-area winters are long, with about 130 nights a year at or below freezing (NOAA 1991–2020, U-M station).

A good scope names it and says who fixes it. Removal without a moisture fix tends to come back.
Ask about plastic barriers, negative air and how the rest of the house stays clean during the work.
Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.
Ask for a current certificate before the job starts.
Some homeowners want a visual check or a test after the work. Agree on it in writing first.
You generally have 3 business days to cancel a contract signed at your home (MCL 445.111–.113). Don't sign an emergency waiver of that right under pressure.
For areas under about 10 square feet, EPA says homeowners can often clean it themselves. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing.
Health: EPA and CDC say mold can cause allergic and irritant reactions; people with asthma, allergies or weakened immune systems may be more sensitive. See a doctor for symptoms.
Not by default. Mold needs ongoing moisture, so a well-done repair years ago isn't a mold problem in itself. Watch for current signs instead: a musty smell, stains on ceilings near the roof line, or soft drywall. If you see them, look for an active leak first.
It depends on the cause and your policy. Many Michigan homeowners policies cover mold only when it comes from a covered water loss, often with a separate mold cap. Sewer backup and sump pump failure usually need an added endorsement. Check your declarations page and call your insurer or agent before you sign a contract.
Michigan has no rule against it. Still, if you want testing, it is reasonable to choose a tester who is independent of the company doing the removal, so the result that says what needs removing doesn't come from the company being paid to remove it.
