Signs of mold in a basement
- A musty smell that is strongest near the floor or in a closed-off room
- Dark spots or fuzz along the bottom of drywall, framing or stored boxes
- Damp or stained carpet, or a pad that smells after rain
- Peeling paint, white crust or water lines on foundation walls
Efflorescence or mold?
White, chalky or crystal-like deposits on concrete or block are usually efflorescence: mineral salts left when water moves through the wall and dries. It isn't mold, but it tells you water is getting in. Mold tends to look fuzzy or spotty and grows on dust, wood, paper and fabric. You can have both on the same wall.
Why basements around Ann Arbor get damp
Humid summers. Summer dew points average about 61°F at Detroit Metro airport, the nearest NOAA station with hourly normals. A basement wall or cold water line that is cooler than that can collect condensation, even with no leak at all.
Rain and snowmelt. Ann Arbor averages about 38.3 inches of precipitation and 61 inches of snow a year (NOAA 1991–2020 normals, University of Michigan station). Spring thaw and heavy rain can saturate the soil around a foundation and push water through cracks and joints.
Older foundations. About 63% of Ann Arbor homes were built before 1980, and about 15% before 1940 (American Community Survey 2020–2024). Older walls often lack modern exterior waterproofing.
Footing drains and sewer backups. In the June 25–26, 2021 storm, about 4.8 inches of rain fell on parts of Ann Arbor, roughly a 100-year storm. The city's analysis centered basement backups on Pittsfield Village and found connected footing drains sent a large amount of water into the sanitary sewer. FEMA disaster DR-4607 covered Washtenaw County.
Sump pumps. A sump pump that fails or loses power in a storm can let water rise. Water that sits more than a day or two often leads to mold.
What a company typically does in a basement
Methods vary. A careful written quote for basement mold usually covers these steps.
Find the moisture source
Seepage, condensation, a plumbing leak, a backup or a failed sump each has a different fix.
Contain the area
Plastic sheeting separates the work zone from the stairs and the furnace area, with an air scrubber running so dust stays put.
Remove damaged materials
In a finished basement, that often means carpet and pad and the bottom of the drywall, cut above the visible damage, plus wet insulation behind it.
Clean and dry
Framing and masonry are HEPA vacuumed and cleaned. Dehumidifiers run until readings show the materials are dry.
Fix and rebuild
Waterproofing and rebuild work may go to a separate contractor. Basement waterproofing and insulation are trades under a LARA Maintenance & Alteration license.
If the water came in recently, see mold after leaks and basement flooding. If you aren't sure where it is, start with mold inspection and testing.
Keeping a basement dry: the city's advice
After the 2021 storm, the City of Ann Arbor's report suggested homeowners:
- Look into footing drain disconnection (FDD) so footing drains don't feed the sanitary sewer
- Install a backwater or check valve on the sanitary sewer lead
- Extend downspouts and slope the soil so water runs away from the house
Inside, keep indoor humidity below 60%, ideally 30–50%, as EPA advises. Test the sump pump before spring.
Finished basements and historic homes
Before refinishing a basement that has had mold, fix the water source and let the walls dry fully. Rebuild work of $600 or more generally needs a LARA-licensed contractor, and drywall or insulation work may need a local permit. In Ann Arbor's 15 local historic districts, such as the Old West Side, exterior changes like regrading may need Historic District Commission review.
What basement mold removal costs
Finished basements with drywall, carpet and insulation to remove cost more than unfinished ones. Waterproofing and rebuilding are extra.

Health: what the EPA and CDC say
The EPA and CDC describe the main health effects of indoor mold as allergic reactions, irritation of the eyes, nose, throat and skin, and asthma symptoms in people who have asthma. People with allergies, asthma, lung disease or a weakened immune system may be more sensitive. The color of the mold doesn't tell you how risky it is. If someone in the home has symptoms, talk to a doctor.
DIY or a company?
For areas under about 10 square feet, EPA says homeowners can often clean it themselves.
Get quotes when mold covers a larger area, sits behind finished walls or under carpet, followed a sewer backup, or keeps coming back after cleaning.
Questions to ask
- What do you think the water source is, and does your scope fix it or only clean up?
- Who does the rebuild or waterproofing, and what is the LARA license number?
- Can I have a written scope with areas, steps, drying checks and total price?
- Can you send proof of liability insurance?
- How will you contain the area, and will an independent tester do any clearance check?
If you sign at home, you generally have 3 business days to cancel (MCL 445.111–.113).
Basement mold questions
Why does my basement get moldy every summer?
Humid summer air is a common cause. Summer dew points around Ann Arbor average about 61°F (Detroit Metro airport normals), and a cool basement wall or cold water pipe can sit below that, so moisture condenses on it. Add damp soil outside and little air movement, and mold can grow. A dehumidifier that keeps humidity below 60% usually helps.
Is the white powder on my basement wall mold?
Often it is efflorescence, a crust of mineral salts left behind when water moves through concrete or block and evaporates. It is not mold, but it means water is getting through the wall. Efflorescence is crystal-like and may crumble when touched; mold is often fuzzy or spotty and grows on dust, wood or drywall paper.
Can I clean basement mold myself?
For areas under about 10 square feet, EPA says homeowners can often clean it themselves. Scrub hard surfaces with water and detergent and dry them fully. Get quotes when the area is larger, mold is behind finished walls or carpet, the water was a sewer backup, or someone in the home has asthma or allergies.
What should I do right after my basement floods?
Stay safe first: avoid standing water near electrical outlets or appliances. Then photograph everything, call your insurer, and start drying. EPA says to dry water-damaged areas and items within 24–48 hours to prevent mold growth. Carpet pad and the bottom of soaked drywall usually need to come out.
Does homeowners insurance cover basement mold?
It depends on the cause and your policy. Mold is usually covered only after a covered water loss, often with a cap. Sewer backup and sump pump failure usually need a separate endorsement, and slow seepage through the walls is usually not covered. Read your declarations page and call your insurer or agent.
