What "black mold" usually means

"Black mold" is a nickname, not a diagnosis. Many common molds look black, dark green or gray. People often mean Stachybotrys chartarum, a greenish-black mold that grows on materials that stay wet, such as drywall paper. You can't tell which mold you have by looking, and you usually don't need to know.

Where dark mold shows up in Ann Arbor homes

  • Bathroom ceilings above a shower, especially with a weak or missing exhaust fan.
  • Corners of bedrooms and closets on outside walls in winter, where warm indoor air meets a cold surface.
  • The bottom of finished basement drywall after a leak or backup.
  • Window sills and frames that sweat in cold weather.
  • Attic roof sheathing above a bath fan that vents into the attic.

What EPA and CDC say about mold color

CDC says it isn't necessary to find out what type of mold you have. All molds should be treated the same way when it comes to health risks and removal. EPA's approach matches: fix the moisture problem, then clean or remove the moldy material.

That is why testing is usually optional. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. Testing still helps with hidden mold, disputes, home sales and clearance checks after the work. See mold inspection and testing.

What matters more than color: how big the area is, what it grows on (drywall and ceiling paper usually come out; tile and glass can be cleaned), whether the water source is fixed, and who in the home is sensitive.

What a company typically does

The steps are the same for any color of mold.

  1. Find the moisture

Trace the leak, condensation or poor ventilation feeding the mold, and check nearby surfaces with a moisture meter.

  2. Contain the area

Seal the room or wall section with plastic and run negative air with a HEPA unit so dust and spores stay put.

  3. Remove and clean

Cut out moldy drywall or ceiling board, bag it inside containment, and clean framing and hard surfaces.

  4. Dry and HEPA-vacuum

Dry the area fully, then HEPA-vacuum and wipe down the work zone.

  5. Document

Give you a written record with photos for the rebuild contractor, a buyer or your insurer.

Why dark mold is common in Ann Arbor

Southeast Michigan swings between humid summers and cold winters, and both feed mold. In July and August, average dew points run about 61°F at Detroit Metro airport, the nearest station with hourly normals, so cool basement walls can collect condensation. In winter, steam from showers and cooking condenses on cold ceilings, exterior corners and windows. Ann Arbor also averages about 38.3 inches of precipitation and 61 inches of snow a year (NOAA 1991–2020 normals, U of M station).

Older homes add to it. Ann Arbor's median home was built in 1971 (American Community Survey 2020–2024). Many older bathrooms have small exhaust fans, or fans that vent into the attic instead of outside. Keeping indoor humidity below 60%, ideally 30 to 50%, is EPA's advice. For winter attic growth, see attic mold.

What black mold removal costs

There is no separate price for black mold. Cost depends on size, location and what has to come out.

Health note

EPA says molds produce allergens and irritants. Breathing or touching mold can cause allergic reactions in sensitive people, such as sneezing, a runny nose, red eyes or a skin rash, and can trigger asthma attacks in people with asthma who are allergic to mold. CDC notes that people with weakened immune systems may be more sensitive. If someone in the home has symptoms, talk to a doctor.

Clean it yourself or get quotes?

For areas under about 10 square feet, EPA says homeowners can often clean it themselves. A spotty patch on a painted bathroom ceiling often fits. Fix the moisture first, wear gloves, goggles and an N95 respirator, scrub hard surfaces with detergent and water, and dry them fully. Throw out stained drywall, ceiling tiles or carpet pad.

Questions to ask before you hire

Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.

  • What is your LARA license number, or who will do the drywall and rebuild?
  • Can I have a written scope listing what gets removed, cleaned and replaced?
  • Can you show proof of liability insurance?
  • How will you contain the area, and what is the clearance plan?
  • If I want a clearance test, can an independent tester do it?
  • What training does your crew have in mold work?

Be skeptical of anyone who uses the color to rush you. If you sign at home, you generally have 3 business days to cancel (MCL 445.111–.113). Michigan's Consumer Protection Act (MCL 445.903) bans misleading claims, and complaints go to the Michigan Attorney General.

Black mold FAQ

Is black mold more dangerous than other mold?

Color alone doesn't tell you the risk. CDC says it isn't necessary to find out what type of mold you have, and that all molds should be treated the same way when it comes to health risks and removal. How a person reacts depends on how much mold there is and how sensitive they are. People with asthma or allergies may react more.

Should I test black mold to see what kind it is?

Usually not. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. Knowing the species rarely changes the fix. Testing can help with hidden mold, a landlord dispute, a home sale, or a clearance check after the work. If you test, consider a tester independent of the remediator.

Can I clean black mold off a bathroom ceiling myself?

Often, if the patch is small. For areas under about 10 square feet, EPA says homeowners can often clean it themselves. Wear gloves, goggles and an N95 respirator, scrub with detergent and water, and dry the surface. If it keeps coming back, check that the bath fan works and vents outdoors, not into the attic.

How much does black mold removal cost in Ann Arbor?

The same as any other mold, since the method is the same. Published national ranges run about $10 to $30 per square foot, with typical jobs from about $1,200 to $9,000 (Fixr, Aug 2025; This Old House, Mar 2026). A bathroom job is often $500 to $1,500 (Fixr). Ann Arbor-area quotes vary with size and materials.
