What drives the cost of a mold job
- Size of the affected area. The biggest factor. What you see on the surface is often smaller than what turns up behind drywall, paneling or carpet once the wall is opened.
- Where it is. An unfinished basement wall is quicker than a low attic in winter, a tight crawl space or a finished basement with built-ins.
- Porous materials. Concrete, block and framing can usually be cleaned. Moldy drywall, insulation, carpet and pad usually have to be cut out, bagged and hauled away.
- Containment. Larger jobs need plastic walls, a sealed doorway and HEPA air scrubbers so spores don't drift into the rest of the house. More rooms means more setup.
- Ductwork. Mold in the furnace, air handler or ducts adds $3,000 to $10,000 in the published ranges, and furnace repairs are a separate trade.
- Water damage scope. After a sewer backup or a burst pipe, the job can cover a whole finished basement, with drywall cut above the floor and days of drying.
- Testing. An inspection before the work and a clearance test after it are optional. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing.
- Rebuild is separate. New drywall, insulation, paint and flooring are usually a second contract.
The pieces of a Michigan mold budget
An Ann Arbor mold job can involve up to four separate pieces. Many small jobs need only the second one, plus the fix for the water.
Optional testing
An inspector looks for moisture and hidden mold, sometimes with air or surface samples. It helps with hidden mold, a home sale or a dispute. If you test, consider a tester who is independent of the remediator.
Remediation
Containment, removal of moldy materials, cleaning and drying. Michigan doesn't license mold remediation companies, so ask about training and get a written scope.
Fixing the water source
Plumbing repairs, grading and downspouts, a sump pump or a backwater valve, or basement waterproofing. Basement waterproofing is one of the trades a LARA Maintenance & Alteration license covers.
Rebuild
Drywall, insulation and finishes. Repair and rebuild work of $600 or more generally needs a LARA-licensed Residential Builder or Maintenance & Alteration contractor, with a local permit where one is required.
Mold cleanup itself usually isn't permitted work, but rebuilding (drywall, insulation, framing, waterproofing) often is. Your contractor should confirm with your city or township and pull any permit. In Ann Arbor's 15 local historic districts, exterior changes may need Historic District Commission review.

Typical range: $1,000–$2,500
100 sq ft of affected area at $10 to $25 per sq ft.
A planning figure from published national ranges, not a quote. It leaves out fixing the water source, rebuild and contents. Repair and rebuild work of $600 or more generally needs a LARA-licensed contractor. Quotes come from the independent companies, not from this site.
Will insurance pay for it?
Many Michigan homeowners policies cover mold only when it comes from a covered water loss, such as a sudden burst pipe, and often with a separate mold cap. Sewer backup and sump pump failure usually need an added endorsement, according to Michigan's insurance department. Gradual leaks and long-term humidity are commonly excluded.
Photograph everything before tear-out, dry out within 24 to 48 hours where you can, and call your insurer or agent before signing a remediation contract. No one, including this site or the companies that reply, can promise what your policy will pay. More in does insurance cover mold in Michigan.

What to ask for
- The LARA license number for any rebuild work. If the job includes replacing drywall, insulation or framing and comes to $600 or more, ask which Residential Builder or Maintenance & Alteration license covers it, then verify it with LARA yourself.
- A written scope. The rooms, the containment, what will be removed and what will be cleaned, how drying will be checked, and whether rebuild is included.
- Proof of insurance. Ask for a current certificate of liability insurance before anyone starts.
- A containment and clearance plan. How the work area will be sealed off, and how the company will show the area is clean and dry before walls are closed.
- Training. Michigan has no mold license, so ask what mold training the crew has.
- An independent tester, if you test. If you want testing before or after the work, it is sensible to use a tester who is independent of the remediator. That is advice, not a Michigan rule.
You generally have 3 business days to cancel a contract signed at your home (MCL 445.111–.113). Be cautious about signing an emergency waiver of that right unless the work truly can't wait.
Mold cost questions
How much does mold remediation cost per square foot?
Published national guides put it at $10 to $25 per square foot of affected area (This Old House, Mar 2026) or $10 to $30 (Fixr, Aug 2025). So 100 square feet often lands near $1,000 to $2,500 before testing or rebuild. An older Ann Arbor cost page (homeblue, March 2022) put local work at about $10 to $19 per square foot.
How much does basement mold remediation cost?
Fixr (Aug 2025) puts basement mold remediation at $1,500 to $4,000, and This Old House (Mar 2026) at $500 to $3,000. A small patch on a bare block wall sits at the low end. A finished basement where drywall, carpet and insulation have to come out after a backup sits at the high end, and the rebuild is extra.
How much does a mold inspection cost?
Fixr's January 2025 national figures put inspection with testing at $450 to $800, averaging about $500, and an inspection with no lab samples at $300 to $600. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. When mold is visible, EPA says testing usually isn't needed.
Does homeowners insurance pay for mold remediation in Michigan?
Sometimes. Many Michigan homeowners policies cover mold only when it comes from a covered water loss, often with a separate mold cap. Sewer backup and sump pump failure usually need an added endorsement. Long-term leaks and humidity are commonly excluded. Check your declarations page and call your insurer or agent before you sign a remediation contract.
Why do mold quotes vary so much?
Companies may be quoting different jobs. One may include containment, removal, drying and a clearance test; another may leave out testing, rebuild or fixing the water source. Attic access, ductwork and a whole finished basement all change the price. Ask each company for an itemized written scope so you can compare line by line.
