Is mold an emergency?
Usually not in the 911 sense, but act within days. The urgent part is stopping the water and drying out, because the EPA says to dry water-damaged areas and items within 24 to 48 hours to prevent mold growth. Move sooner for large areas, mold after a sewer backup, mold in the ductwork, or anyone in the home with breathing problems.
Can mold make you sick?
The EPA and CDC say mold can cause allergic and irritant reactions, such as a stuffy nose, coughing, wheezing or itchy eyes, and people with asthma, allergies or weakened immune systems may be more sensitive. If anyone in the home has symptoms, see a doctor. This site does not give medical advice.
Is black mold more dangerous than other mold?
Color doesn't tell you how risky a mold is, and the cleanup is the same either way: fix the water and remove the growth carefully. Any mold can bother people who are sensitive to it. Treat a large dark patch like any other large mold problem. See black mold removal.
Can I clean mold myself?
Often, if it is small. For areas under about 10 square feet, EPA says homeowners can often clean it themselves. Scrub hard surfaces with detergent and water, wear gloves and eye protection, and dry the area fully. Moldy drywall, carpet and insulation usually have to be cut out. Fix the water first, or the mold tends to come back.
Cost
How much does mold remediation cost in Ann Arbor?
Published national guides put remediation at about $10 to $25 per square foot of affected area. This Old House (Mar 2026) puts a typical job at $1,200 to $3,750, and Fixr (Aug 2025) gives a wider $1,500 to $9,000. These are estimates, not quotes. Use the cost calculator, then compare written quotes.
How much does mold testing cost?
Fixr's January 2025 national figures put inspection with testing at $450 to $800, with an average near $500, and an inspection alone at $300 to $600. An air test runs about $500 to $700 and a tape or swab surface test about $150 to $200. A clearance test after the work is a separate charge.
Why do mold quotes vary so much?
Companies may be quoting different jobs. One may include containment, removal, drying and a clearance test; another may leave out testing, rebuild or the fix for the water. Attic access, ductwork and a whole finished basement all change the price. Ask for an itemized written scope so you can compare line by line.
Testing
Do I need a mold test if I can see the mold?
Usually not. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. The plan is the same either way: fix the water and remove the mold. Testing helps when you smell mold but can't find it, during a home sale, in a dispute, or as a clearance check after the work. See mold inspection and testing.
What is the difference between an air test and a surface test?
An air test pulls a measured amount of indoor air through a collector, usually compared with an outdoor sample, to show which spores are in the air. A surface test uses tape or a swab on a stain to identify what is growing there. Fixr puts air tests at about $500 to $700 and surface tests at about $150 to $200.
Should the same company test for mold and remove it?
Michigan has no rule against it. Still, if you pay for testing before or after the work, it is sensible to use a tester who is independent of the remediator, so the person checking the result isn't the one who quoted or did the job. A clearance test is a check, before walls are closed, that the area is clean and dry.
Michigan rules and hiring
Is Ann Arbor Mold Experts a mold company?
No. Ann Arbor Mold Experts is a free quote service. You describe the problem once, and independent mold inspection and remediation companies that work in Ann Arbor and Washtenaw County can reply with quotes. The company you choose writes the contract and does the work. Companies may pay to receive requests, and you never have to hire anyone.
Do mold companies need a license in Michigan?
Not for mold work itself. Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.
What should a mold company put in writing?
Ask for a written scope listing the rooms, containment, what will be removed, drying, any clearance test and whether rebuild is included. Also ask for proof of insurance, the LARA license number for any rebuild work of $600 or more, and what mold training the crew has. Compare quotes line by line before you sign.
Can I cancel a mold contract I signed at home?
Often, yes. You generally have 3 business days to cancel a contract signed at your home (MCL 445.111–.113). The seller has to give you a written cancellation notice. The right can be lost if you sign a handwritten emergency waiver and work starts, so don't sign one under pressure. Michigan's Consumer Protection Act (MCL 445.903) bans misleading claims; complaints go to the Michigan Attorney General.
Renters and students
Is my landlord responsible for mold in Michigan?
Michigan law (MCL 554.139) requires landlords to keep rentals fit for the use intended and in reasonable repair, and to follow state and local health and safety laws. Mold isn't named in it, but the leaks behind mold usually fall under repair. Tell your landlord in writing, with photos and dates. This is not legal advice, and don't withhold rent without legal advice.
Do Ann Arbor rental inspectors check for mold?
Ann Arbor's Rental Housing Services inspects rental units about every 30 months, but the city says it cannot test for mold or recommend anyone to test. If inspectors can see mold, the owner must treat the visible surfaces. Tenants must contact the landlord first, then can call Rental Housing Services at 734-794-6264 to request a complaint form.
Where can U-M and EMU students get help with a moldy rental?
U-M students can contact Student Legal Services, which helps students with housing matters, and Beyond the Diag, U-M's off-campus housing program. In the City of Ypsilanti, rentals need a certificate of compliance and the city takes property maintenance complaints. Legal Services of South Central Michigan offers free legal advice to low-income residents. See mold in rentals.
Insurance
Does homeowners insurance cover mold in Michigan?
Sometimes. Many Michigan policies cover mold only when it comes from a covered water loss, such as a sudden burst pipe, often with a separate mold cap. Gradual leaks and long-term humidity are commonly excluded. Check your declarations page and call your insurer or agent before you sign a remediation contract. No one can promise coverage in advance.
Is a sump pump failure or sewer backup covered?
Usually only with an added endorsement. Michigan's insurance department says water and sewer backup is not automatically covered under a homeowners or renters policy. Flood from surface water is a separate flood policy. Questions or complaints about an insurer can go to the Department of Insurance and Financial Services (DIFS) at 877-999-6442.
Basements and weather
Why does my basement smell musty every summer?
Summer dew points average about 61°F in July and August at Detroit Metro airport, and basement walls and floors are often cooler than that, so moisture can condense on them. Add soil moisture and a little seepage, and mold can grow on drywall, carpet or stored boxes. The EPA suggests keeping indoor humidity below 60 percent, ideally 30 to 50 percent. See basement mold.
How can I keep my basement from flooding again?
After the June 25 to 26, 2021 storm, which brought about 4.8 inches of rain to parts of Ann Arbor, the city recommended footing drain disconnection, a check valve on the sanitary sewer lead, extended downspouts and soil graded away from the house. A working sump pump and a dehumidifier help too. See mold after basement flooding.
Why does attic mold show up in winter?
In a long Michigan heating season, warm, moist air leaking up from the house can condense on cold roof sheathing. Bath fans that vent into the attic instead of outside make it worse, and ice dams can add roof leaks. Better air sealing, ventilation and outside-vented fans are the usual fixes. See attic mold.
