Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA. Not every company that replies will hold one, so check each one yourself.
EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. For areas under about 10 square feet, EPA says homeowners can often clean it themselves.
You generally have 3 business days to cancel a contract signed at your home (MCL 445.111–.113). Be wary of anyone who pushes you to sign an emergency waiver of that right. More in the mold FAQ.
Published national guides put remediation at about $10 to $25 per square foot of affected area and a typical job at $1,200 to $3,750 (This Old House, Mar 2026), with a wider $1,500 to $9,000 from Fixr (Aug 2025). Basements often run $500 to $4,000 across the two guides. The cost page has the full table and a calculator. Quotes come from the companies, not this site.
Cost guide and calculatorMany Michigan homeowners policies cover mold only when it comes from a covered water loss, often with a separate mold cap. Sewer backup and sump pump failure usually need an added endorsement. Check your declarations page and call your insurer before you sign a contract. No one can promise coverage in advance.
Mold and insurance in MichiganBasements. Many homes here have basements, and below-grade walls stay cool and pick up moisture from the soil. Snowmelt, spring rain, a sump pump that quits or a sewer backup can put water on the floor. The basement mold page covers what to check.
Older housing. The median home in Ann Arbor was built in 1971, about 63 percent of housing units date from before 1980, and about 15 percent from before 1940 (American Community Survey 2020 to 2024). Older homes often have stone or block foundations, plaster walls and little or no vapor barrier. More than half of occupied homes in the city (54.5 percent) are rented, many of them near the University of Michigan campus.
The June 2021 storm. On the night of June 25 to 26, 2021, about 4.8 inches of rain fell on parts of Ann Arbor, roughly a 100-year storm. The city's analysis found basement backups across the city, with the Pittsfield Village neighborhood hit hardest, and connected footing drains sent a large flow into the sanitary sewer. FEMA's disaster declaration DR-4607 covered Washtenaw County. See mold after leaks and basement flooding.
Humid summers. Ann Arbor averages about 38.3 inches of precipitation and 61 inches of snow a year (NOAA 1991 to 2020 normals, U-M station). Summer dew points average about 61°F in July and August at Detroit Metro airport, the nearest station with those normals. Basement walls are often cooler than that, so moisture can condense on them. The EPA suggests keeping indoor humidity below 60 percent, ideally 30 to 50 percent.
Winter attics. In a long heating season, warm, moist air leaking up from the house can condense on cold roof sheathing, especially where a bath fan vents into the attic instead of outside. Ice dams can add roof leaks. See attic mold.
Historic homes. Ann Arbor has 15 local historic districts, including the Old West Side. Exterior changes such as windows, siding or grading may need Historic District Commission review.
Requests come from across Ann Arbor and these Washtenaw County towns and townships. Companies may also cover Manchester, Lodi and Webster.

Published national guides put remediation at about $10 to $25 per square foot of affected area (This Old House, Mar 2026), so 100 square feet often lands near $1,000 to $2,500. Fixr (Aug 2025) gives a typical job range of $1,500 to $9,000. These are estimates, not quotes. See the cost guide and calculator.
Not for mold work itself. Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a LARA Residential Builder or Maintenance & Alteration license (MCL 339.2401–2404). Ask for the number and verify it with LARA.
Usually not. EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. Testing can help when you smell mold but can't find it, during a home sale, in a dispute, or as a clearance check after the work. See mold inspection and testing.
Often, if the patch is small and the water problem is fixed. For areas under about 10 square feet, EPA says homeowners can often clean it themselves. Scrub hard surfaces with detergent and water, wear gloves and eye protection, and dry the area fully. Moldy drywall, carpet or insulation usually has to be cut out and replaced.
Michigan law (MCL 554.139) requires landlords to keep rentals fit for the use intended and in reasonable repair. Mold isn't named in it, but the leaks behind mold usually fall under repair. In Ann Arbor, tell your landlord in writing first, then contact Rental Housing Services (734-794-6264). This is not legal advice. See mold in rentals.
