Signs of attic mold
- Gray, black or blotchy staining on the underside of roof sheathing, often worst on the north side
- Frost on the sheathing or nail tips in cold weather, or drips when it melts
- Damp, matted or stained insulation
- A musty smell when you open the attic hatch
Many people only find attic mold when a roofer or home inspector looks up there. It often builds slowly over several winters.
Why attics around Ann Arbor get moldy
Ann Arbor averages about 61 inches of snow a year and about 130 nights a year at or below freezing (NOAA 1991–2020 normals, University of Michigan station). Long, cold winters set up the most common attic mold pattern in Michigan.
Winter condensation. When warm, moist indoor air leaks into the attic, it hits the cold roof sheathing and condenses or freezes. When the frost melts, the wood gets wet again. Repeat that over a season and mold can grow.
Bath fans venting into the attic. A bath or kitchen fan that ends in the attic, or a duct that has slipped off, blows warm, damp air straight onto the wood. Staining around the fan is a strong clue.
Air leaks. Gaps around recessed lights, the attic hatch, plumbing vents, chimneys and wiring holes let house air rise into the attic. Sealing them matters as much as venting.
Ventilation problems. Blocked soffit vents, insulation pushed against the roof deck, or too few roof or ridge vents trap moisture.
Ice dams and roof leaks. Heat escaping into the attic can melt snow on the roof, which refreezes at the cold eaves and backs water under the shingles. That water can soak sheathing and insulation along the eaves.
Older houses add to this. The median Ann Arbor home was built in 1971, and about 63% were built before 1980 (American Community Survey 2020–2024). Later remodels may have added bath fans and lights without sealing around them.
What a company typically does in an attic
Methods vary. Cleaning the wood without fixing the moisture source usually means the mold comes back next winter, so a good scope covers both.
Find the moisture source
The company checks bath fan ducts, air leaks, vents, insulation depth and any roof leaks, and takes moisture readings on the sheathing.
Protect the house
The hatch and rooms below are sealed off so dust stays in the attic.
Clean or treat the wood
Moldy sheathing and rafters are cleaned by methods such as HEPA vacuuming, scrubbing or blasting. Badly damaged sheathing may need replacing.
Deal with insulation
Wet or moldy insulation is removed. New insulation goes in after the wood is dry and air leaks are sealed.
Fix ventilation and venting
Bath fans are ducted outdoors, soffit vents opened, and roof or ridge venting adjusted as needed.
Insulation and roofing are trades under a LARA Maintenance & Alteration license, and rebuild work of $600 or more generally needs a LARA-licensed contractor. If the roof needs work in one of Ann Arbor's 15 local historic districts, such as the Old West Side, exterior changes may need Historic District Commission review.
Michigan license check
Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.
Private industry credentials are not state licenses; ask about training.
What attic mold removal costs
Attic size, how much wood is affected, insulation removal and ventilation fixes drive the price.
| Item | Typical range | Source |
|---|---|---|
| Attic | $1,500–$9,000 · $1,000–$4,000 | Fixr · This Old House |
| Per square foot | $10–$30 · $10–$25 | Fixr · This Old House |
| Mold remediation, typical job | $1,500–$9,000 (avg ≈ $3,500) · $1,200–$3,750 (avg ≈ $2,300) | Fixr, Aug 2025 · This Old House, Mar 2026 |
For a range based on square footage, use the mold remediation cost calculator. Insurance usually covers mold only after a covered water loss, often with a cap, and slow condensation is usually not covered. Check your policy before you sign.
Health: what the EPA and CDC say
The EPA and CDC describe the main health effects of indoor mold as allergic reactions, irritation of the eyes, nose, throat and skin, and asthma symptoms in people who have asthma. People with allergies, asthma, lung disease or a weakened immune system may be more sensitive. The color of the mold doesn't tell you how risky it is. If someone in the home has symptoms, talk to a doctor.
DIY or a company?
For areas under about 10 square feet, EPA says homeowners can often clean it themselves. In an attic, the harder part is usually the moisture fix.
Some steps homeowners can take now:
- Check that each bath fan vents outdoors, and run it during and after showers
- Keep indoor humidity below 60%, ideally 30–50% (EPA), and lower in very cold weather to limit condensation on windows
- Check the attic for frost in midwinter
Questions to ask
- What is causing the moisture, and does your scope fix it or only clean the wood?
- Who does insulation, roofing or rebuild work, and what is the LARA license number?
- Can I have a written scope with steps, areas and total price?
- Can you send proof of liability insurance?
- How will you protect the rooms below, and can an independent tester do any clearance check?

Attic mold questions
What causes attic mold in winter?
Usually warm, moist air from the house. It leaks into the attic through gaps around lights, the hatch, plumbing stacks and bath fans, and condenses on the cold underside of the roof sheathing. Weak ventilation lets it build up. Over a Michigan winter, that repeated dampness can feed mold on the wood.
Is attic mold dangerous?
The EPA and CDC describe the main health effects of indoor mold as allergic reactions, irritation and asthma symptoms in sensitive people. Attic mold is usually separated from living space, but air can move between them. The bigger practical concern is the moisture behind it, which can damage sheathing and insulation over time.
How much does attic mold removal cost?
Published national ranges put attic mold remediation at about $1,500–$9,000 (Fixr, Aug 2025) or $1,000–$4,000 (This Old House, Mar 2026). Price depends on the attic size, how much sheathing is affected, whether insulation must be removed, and the ventilation and air-sealing fixes. Ann Arbor-area quotes vary.
Can I clean attic mold myself?
For areas under about 10 square feet, EPA says homeowners can often clean it themselves. Attics are hard places to work: tight, hot or cold, with insulation underfoot. Larger areas, growth across many rafters, or mold that returns each winter are good reasons to get quotes and fix the moisture source.
Do bath fans really cause attic mold?
They can. A bath fan that vents into the attic, or through a duct that has come loose, blows warm, wet air straight onto cold wood. Frost or dark staining near the fan is a common sign. Bath fans should vent outdoors through the roof or wall, not into the attic or toward a soffit vent.
