What this service does

Mold usually turns up at a bad time. A basement smells musty after a wet spring. A closet wall darkens after a slow leak. A student renter notices spots on a bedroom ceiling in February. The next step is often a string of phone calls, telling the same story to one company after another.

This site shortens that step. Send one request, and it goes to independent companies that work in your part of Ann Arbor and Washtenaw County. They contact you directly, ask their own questions and give their own quotes.

The site also explains, in plain words, what mold jobs tend to cost, when testing helps, what Michigan rules apply to the work, and what renters can do. Prices are dated, published national ranges with named sources. They are not quotes.

What this service is not

  • Not a mold company. Ann Arbor Mold Experts does not inspect, test, remove or remediate mold, and it does not rebuild anything. It has no crews and no technicians. "Experts" is part of the name, not a claim of expertise or certification. The site itself holds no license.
  • Not a contractor. The company you choose writes the scope, signs the contract with you, does the work and answers for it.
  • Not a license checker. The site does not verify licenses, insurance or workmanship, and it cannot promise that every company that replies is licensed.
  • Not legal, insurance or medical advice. Nothing here replaces a Michigan attorney, your insurance agent, or your doctor. The site does not file or handle insurance claims.

How the site is paid. Requesting quotes is free for you. The independent companies that receive requests may pay Ann Arbor Mold Experts to receive them. That is how the site is funded. You are never obligated to hire anyone, and the site does not rank or endorse companies.

Who replies to a request

Requests go to independent local businesses. Depending on what you describe, that may be a mold remediation company, a company that does mold inspection and testing, or a restoration company that also handles drying and rebuild work.

EPA says testing usually isn't needed when you can see mold, and Michigan's health department doesn't recommend routine testing. Testing can still help when mold is hidden, when a landlord and tenant disagree, during a home sale, or as a clearance check after work. If you want testing, consider hiring a tester who is independent of the company doing the removal. Michigan has no rule requiring that; it is simply a way to avoid a conflict of interest.

Michigan license check. Michigan doesn't license mold remediation companies, and the state health department doesn't certify mold remediators or testers. Repair and rebuild work of $600 or more, such as replacing drywall or insulation, generally needs a Residential Builder or Maintenance & Alteration license from LARA (MCL 339.2401–2404). Ask for the license number and verify it with LARA.

Before you hire anyone, ask for:

  • The LARA license number for any repair or rebuild work, and look it up yourself.
  • A written scope that says what will be contained, removed, cleaned, dried and rebuilt.
  • Proof of insurance.
  • The containment plan and how the company will show the job is done, such as a clearance check.
  • What training the crew has. Industry credentials are private, not state licenses.

If you sign a contract at your home, you generally have 3 business days to cancel it (MCL 445.111–.113). Be cautious about signing an "emergency" waiver of that right under pressure. For areas under about 10 square feet, EPA says homeowners can often clean it themselves.

The steps of a typical mold job, the cost guide and the FAQ cover the rest.

Are you a mold company?

Independent mold inspection, remediation and restoration companies that serve Ann Arbor and Washtenaw County can ask about receiving requests. Use the quote form, choose "Not sure yet," and write "company inquiry" in the details, with your company name, the towns you serve and the kind of work you do. Be ready to share your LARA license number if you do repair or rebuild work.

How the site tries to stay honest

  • No invented reviews, ratings, badges, years in business or job counts.
  • No promises about speed. Describe your situation any time; companies reply on their own schedules.
  • Health wording follows the EPA and CDC. Mold can cause allergic reactions and irritation, and people with asthma, allergies or weakened immune systems may be more sensitive. If anyone has symptoms, see a doctor.
  • Storm history is stated with dates and sources, such as the June 25 to 26, 2021 storm, without scare copy.
  • Images on the site are illustrations, not photos of anyone's job.
